Property taxes provide The Municipality of Wawa with the funds they need to deliver the programs and services residents depend on each day. Bills are sent out twice a year with each bill having two installment due dates. Payment options are available here.

For income tax purposes, please refer to your final property tax bill that is mailed half way through the year as it will provide the years final levy amount.

Adjustments

You can apply for an Adjustment of Property Taxes – Section 357/358 if you qualify for an adjustment on your property taxes.

A Section 357 Tax Appeal is filed due to a change of event that occurred during the current taxation year (see list on application). The deadline for submitting an application is February 28 of the year following the taxation year to which the application relates.

A Section 358 Tax Appeal is to cancel, reduce or refund taxes for one or both of the two years preceding the year in which the application is made. A Section 358 Tax Appeal may be filed for any overcharge caused by a gross or manifest error in the preparation of the assessment roll that is clerical or factual in nature, including transposition of figures, a typographical error or similar errors, but not an error in judgment in assessing the property. An application must be filed between March 01 and December 31 of a year and may apply to taxes levied for one or both of the two years preceding the year in which the application is made and the application shall indicate to which year or years it applies.

Municipal Council has the authority to cancel, reduce or refund taxes as outlined in the Municipal Act, 2001.

Assessments

The Municipal Property Assessment Corporation (MPAC) is Ontario’s property experts and are the ones that classify and assess all properties under the Provincial Assessment Act. The Municipality of Wawa uses MPAC assessments each year to calculate property taxes for each property.

Charity Rebates

Registered charities that have a registration number issued by the Canada Revenue Agency can apply for a Property Tax Rebate. An application for a taxation year must be made after January 1 of the year and no later than the last day of February of the following year.

If the eligible charity is required to pay an amount as outlined in sections 367 and 368 of the Municipal Act, 2001 dealing with the flow-through of taxes in the case of gross leases, the rebate will be the amount that the charity is required to pay under those sections.

How your Property Taxes are Calculated

Property taxes are calculated by multiplying the assessed value of a property by the tax rate applicable to the class of the property.

The tax rates are calculated as follows:

Step 1: Taxable Assessment X Tax Ratios = Weighted Assessment

Step 2: Levy Requirement / Weighted Assessment = Residential Tax Rate

Taxable assessment is established by the Municipal Property Assessment Corporation (MPAC). The Ontario government has announced that the 2020 Assessment Update has been postponed. They have indicated that property assessments for the 2021 property tax year will continue to be based on the fully phased-in January 1, 2016 current values. This means your property assessment for the 2021 property tax year will be the same as the 2020 tax year, unless there have been changes to your property.

The levy requirement is the amount of taxes required to be raised after deducting all non-tax revenue from the total cost of providing municipal services.

Tax Certificates

To request a tax certificate, formal written request along with the fee can be sent to The Municipality of Wawa, PO BOX 500, Wawa ON  P0S 1K0. Please include the property address and/or property roll number.

Vacancy Rebates

Tax rebates are provided to owners of property that have vacant portions in any of the commercial class or industrial class. Application deadline for the previous taxation year must be filed with the Municipal office by February 28 of the current year.
